Arnold E. Fallon Apartments is a family development of the Troy Housing Authority located in the North Central district of the City of Troy. The site consists of 40 townhome style apartments community learning center and a maintenance garage. The apartments consist of 4 four-bedrooms, 30 three-bedrooms, 0 two-bedrooms and 6 one-bedrooms. The site is at the midpoint of a major Capital District Transportation Authority bus route that runs from the northern to southern ends of the City of Troy.

CATHERINE M. SWEENEY APARTMENTS

Catherine M. Sweeney Apartments is the smallest family development of the Troy Housing Authority. The site consists of 24 townhome style apartments and a maintenance garage area. There is presently no community space and residents are invited to participate at programs and events at other locations (primarily Phelan Court). The apartments consist of 4 four-bedrooms, 30 three-bedrooms, 0 two-bedrooms and 6 one-bedrooms. The site is at the midpoint of a major Capital District Transportation Authority bus route that runs from the northern to southern ends of the City of Troy.

The Troy Housing Authority (THA) has selected MDG Real Estate Partners LLC (MDG) as our co-developer partner to work with us on the redevelopment of Bundle 2 – Corliss Park, Catherine M. Sweeney, Grand Street and Margaret W. Phelan Apartments. Presently, the tentative scope of work calls for In-Unit Improvements (New LED Lighting, New Flooring, Renovated Kitchens with New Appliances, New Bathrooms, Building System Upgrades, Exterior/Site Improvements and more.

Conway Court Apartments is a senior housing building of the Troy Housing Authority located in the Sycaway (East) section of the City of Troy. Residents must be at least 62 years old. The site consists of 41 apartments in a mid-rise building with elevator access, expansive grounds and a parking lot. The apartments consist of 1 two-bedrooms and 40 one-bedrooms. The ground floor includes a Community Room, Exercise Room, Laundry, Maintenance Area and Offices. The site is less than one block from a major Capital District Transportation Authority bus route.

CORLISS PARK APARTMENTS

Corliss Park Apartments is the only family development of the Troy Housing Authority located in the Lansingburgh School District. The site consists of 184 townhome style apartments, a recently expanded community learning center and a maintenance facility. The apartments consist of 38 four-bedrooms, 36 three-bedrooms, 106 two-bedrooms and 4 one-bedrooms. The site is at the terminus point for a major Capital District Transportation Authority bus route that runs from the northern to southern ends of the City of Troy.

CORLISS PARK CONSTRUCTION UPDATE

Edward A. Kane Apartments is a senior housing building of the Troy Housing Authority located in the Lansingburgh (North) section of the City of Troy. Residents must be at least 62 years old. The site consists of 60 apartments in a mid-rise building with elevator access, expansive grounds and a parking lot. The apartments consist of 1 two-bedrooms and 59 one-bedrooms. The ground floor includes a Community Room, Library with Internet Access, Laundry, Maintenance Area and Offices for the Inspectors. The site is at the midpoint point of a major Capital District Transportation Authority bus route that runs from the northern to southern ends of the City of Troy.

MARGARET W. PHELAN APARTMENTS

Margaret W. Phelan Apartments is a family development of the Troy Housing Authority. The site consists of 89 townhome style apartments, a community center and a maintenance garage. The apartments consist of 10 four-bedrooms, 26 three-bedrooms, 17 two-bedrooms and 36 one-bedrooms. While the site is several hilly blocks from a major Capital District Transportation Authority bus route it is located on a picturesque hill just a few blocks from a large City of Troy recreation facility (Geer Field).

MARTIN LUTHER KING APARTMENTS

Martin Luther King Apartments is a family development of the Troy Housing Authority consisting mainly of apartments for larger families. The site consists of 83 townhome style apartments and the former Eddy Family Mansion which provides offices for Troy Housing Authority administration and a maintenance garage.

MLK Apartments has recently completed renovations to update indoor and outdoor living spaces. MLK Apartments now feature a full basketball court, multiple playground areas and more green space. MLK Apartments feature 7 Laundry rooms and a Children’s Program/Community Center named the Lodge located in the center of the property. MLK Apartments is several blocks from the Capital District Transportation Authority bus depot and it is located on a picturesque hill near Frear Park and golf course.

Grand Street Apartments is a family development of the Troy Housing Authority located in the downtown business district. The site is unique because it consists of historic buildings that were renovated to become affordable housing. The site consists of 42 townhome style apartments, a maintenance area and parking lot. The apartments consist of 2 three-bedrooms, 14 two-bedrooms and 23 one-bedrooms and 3 studios. The site is two short blocks from the hub of the Capital District Transportation Authority Troy bus routes.

Griswold Heights Apartments is the largest family development of the Troy Housing Authority. The site consists of 390 townhome style apartments, a community learning center, two maintenance garages and a maintenance office area all located in a park-like picturesque setting with expansive grounds. The apartments consist of 5 five-bedrooms, 30 four-bedrooms, 69 three-bedrooms, 286 two-bedrooms and 0 one-bedrooms. The site is at the endpoint point of a major Capital District Transportation Authority bus route that runs from the northern to southern ends of the City of Troy.

THA & MDG’s tentative plan is for residents to remain in place and only have to leave their apartment during the day while construction is occurring. Existing residents will be provided the option to utilize a Hospitality Suite during the day while construction takes place in their unit. TAYLOR I APARTMENTS

John P. Taylor Buildings 1 & 2 have been demolished. Construction of a new building is now complete. Tenants from Taylor Buildings 3 & 4 were given preference during the leasing of the new building. We will be applying for funds to demolish Taylor 3 & 4 so that we can rebuild at that location.

The Troy Housing Authority’s efforts at Taylor Apartments are part of a larger City of Troy initiative to improve the Historic Downtown and create more ways to access the waterfront. The Troy Housing Authority is very proud to be part of this effort by providing high quality affordable housing which will ensure that persons of all income ranges can live, work, and play in Troy’s vibrant downtown. The Taylor Apartments redevelopment was also included in the City of Troy’s Downtown Revitalization Initiative.

In late January, Pennrose and the Troy Housing Authority announced the successful completion of the first phase of the revitalization of Taylor Apartments.

The newly renovated Taylor Apartment Building #1 is located at 150  River Street sitting on the corner of  Congress Street just prior to the bridge connecting Troy to Watervliet.

The brand new 141 unit, 7 story  apartment building includes 46 one-bedrooms, 87 two-bedrooms and 8 three-bedrooms apartment layouts. The ground floor contains a fitness center, a community room and retail space. The new Taylor development features modern kitchens with a    dishwasher, washer and dryer in every apartment, spacious closets and Central A/C.

All 141 units will be leased from the Troy Housing Authority waiting list. Preference will be given to the existing residents of Taylor 3 & 4 for the initial lease up.

According to the Pennrose website, the new community will be 100%  supported by Project Based Vouchers issued by THA. 28 units will be leased RAD rents and 113 units will be leased at full PBV rents equal to 110% of Fair Market Rent.

JOHN P. TAYLOR APARTMENTS BUILDINGS 3 & 4

John P. Taylor Apartments Buildings 3 & 4 is currently vacant while we seek funds to demolish Taylor 3 & 4 so that we can rebuild at that location.

The site consists of 125 apartments in two nine-story buildings with elevator access. Tenant Relations, Rent Collection and Maintenance Offices of the Troy Housing Authority occupy the first floor of Building 4 and the Public Safety Office is located in Building 3. The Maintenance Department Central Warehouse is located on this site in a separate building. The apartments in Building 3 consist of 0 four-bedrooms, 9 three-bedrooms, 44 two-bedrooms and 8 one-bedrooms and the apartments in Building 4 consist of 0 four-bedrooms, 0 three-bedrooms, 64 two-bedrooms and 0 one-bedrooms.

The site is less than one block from a major Capital District Transportation Authority bus route that runs from the northern to southern ends of the City of Troy. Being located in downtown, the site is appealing to working families who can walk to businesses located in the downtown business district.

John F. Kennedy Towers is a senior citizen housing development that was renovated using low income housing tax credits. Residents must be at least 55 years old. The property consists of 135 spacious one-bedroom apartments, service spaces on the Terrace level (including a community room, library, recreation room, exercise room and laundry). The building is located within a park-like setting, on a major bus route, in the downtown area of the city of Troy.

SFC PETER M. GUENETTE APARTMENTS

SFC Peter M. Guenette Apartments these eight one bedroom apartments were built to serve our nations veterans, especially the homeless and/or disabled. The four apartments on the first floor are handicapped accessible.
